Prior to Construction
Required Documents:
- Building Plans
- Must be legible and include all pages (site plan, floor plan, elevation plan, etc.)
- Cost Breakdown
- Description of Materials
- Building Contract
- Lot Ownership Details
*Self-build projects are limited and are reviewed on a case-by-case basis. See below for additional requirements on self-build projects.
- Self-build Resume
- Full and complete bids supporting the cost breakdown
Draw Process
1. Inspection
Inspections occur during the last week of the month
2. Submit Draw
The builder will submit draw request via Built.
- Draws are limited to once per month and to be submitted during the first week of the month.
- Draw approvals are based on the percentage of completion on site.
Draw Requirements
- Early Construction Stage
- A copy of the building permit must be uploaded to Built prior to drawing for any work on site.
- A foundation endorsement is required as soon as the foundation is poured.
- Please contact the Construction Department as soon as the foundation is done.
- All Draws
- Invoices are required if the draw includes materials not on site and/or labor not completed.
- Any budget or construction modifications must be documented with a change order signed by the borrower and builder. Lender must approve all change orders prior to any material purchases or work being completed on site. *May be subject to additional conditions.
- Construction Completion
- The Certificate of Occupancy is required at the time of the last draw to the builder. Submit Certificate of Occupancy to the Construction Department.
- An inspection showing that all budgeted items are complete is required prior to the final draw. *Draws for incomplete work or with temporary Certificates of Occupancy will be reviewed by the Construction Department.
*Each draw is subject to review and approval by the Construction Department.
3. Construction Department Reviews Draw Request
4. Borrower Approves Draw
5. Funds Are Dispersed
Funds are dispersed to the builder via one of the following methods:
- Deposited
- Check - Mailed via USPS
